When you move in the DPS will retain your deposit and send you out a 5 digit repayment identification number. On moving out the DPS will require this number to return your deposit. We will ensure that we meet our obligations and authorise repayment within 10 – 14 days of you vacating the property. However, if the property is not clean or there is damage we will provide you with details within 30 days.
The bond is generally equivalent to a months rent. In some circumstances the Landlord may ask for an increased bond. For example, pets & smokers will require extra bond. £100 per dog, £50 per cat.
If you need to leave the property you must give us notice in writing (usually one month, after the first six month). We will then arrange to meet you after you have moved out to make sure you have met all your tenancy obligations.
Once you have moved in all you have to do is pay your rent monthly by standing order, on time. Remember your rent does not include any bills, so you will have to pay council tax, water rates, gas and electric etc. Look after the property in line with the Tenancy Agreement and you will have no problem when it comes to renewal.
Tenants are required to pay the first month's rent in advance and a deposit (which in most circumstances is equivalent to the rent).
When you apply for a property there will be an administration fee to pay. Tranquil Homes & Services Ltd charges £100.00 for the first applicant and £50.00 for each additional applicant.
We do not charge tenancy renewal fees!.
We will draw up a 6 month Assured Short-hold Tenancy Agreement for you to read through and sign and once we have the balance of the monies we will be able to give you the keys. Tenancies are normally renewable after the first six months.
Once we have all the above completed we will let you know if and when you can move into the property.
The referencing normally takes between 3 – 5 working days depending on how quickly the references respond.
If the credit reference agency is not happy with you credit worthiness or you do not meet the criteria such as you are not in full time employment, a guarantor will be required and referenced as above. There is no additional charge for a guarantor
We will then carry out a credit score and search of public records, employment or accountant’s reference and previous landlord reference.
You will also need to show us a form of ID e.g. passport or photo driving license – and proof of residency e.g. a utility bill or credit card statement.
New regulations have now made it a requirement to ask for proof of British citizenship or eligibility to work in the UK!
Once you have seen a property that you would like to rent you will need to fill out our application form and pay an application fee. Our application fee currently stands at £100 for the first applicant and £50 for each additional applicant!

Viewings are strictly by appointment only, and are always accompanied. We aim to show you around within 24 hours, but we often also have to work around the occupier and give them notice.
Viewings can take place out of normal office hours under special circumstances!
